Schedule of brokerage fees

The brokerage fee for brokerage in the sale and purchase of real estate is agreed separately with the seller and separately with the buyer, or a third party, each on the basis of a separate written brokerage agreement concluded with the Broker. The standard fee is 3% of the agreed purchase price plus VAT, for each separate brokerage agreement, that is, for each principal.

The total customary brokerage fee charged to both parties together amounts to 6% plus VAT of the agreed purchase price.

The amount of the brokerage fee may in a particular case be agreed at a different amount, in accordance with a special written arrangement in the brokerage agreement, provided that the total fee from both parties together may not exceed the highest brokerage fee set out in this schedule.

The highest total brokerage fee from both parties for brokerage in the sale and purchase of real estate is 8% of the agreed purchase price plus VAT, provided that for each individual principal it may not exceed 4% of the agreed purchase price plus VAT, unless expressly agreed otherwise in the brokerage agreement, and the total amount from both parties may in no case exceed 8% of the agreed purchase price, plus VAT.

If the purchase price of the property is EUR 33,000.00 or less, the principal is obliged to pay the broker a brokerage fee in the monetary amount of EUR 1,000.00 plus VAT.

If the brokered transaction is an exchange of real estate, the brokerage fee for brokerage in the exchange of real estate is agreed separately with each contracting party, each on the basis of a separate written brokerage agreement concluded with the Broker. The standard fee is 3% of the value of the property acquired by exchange plus VAT, for each separate brokerage agreement, that is, for each principal.

The total customary brokerage fee charged to both parties together for brokerage in the exchange of real estate amounts to 6% of the value of the property acquired by exchange plus VAT.

The highest total brokerage fee from both parties for brokerage in the exchange of real estate is 8% of the value of the property acquired by exchange plus VAT, provided that for each individual principal it may not exceed 4% of the value of the property acquired by exchange plus VAT, unless expressly agreed otherwise in the brokerage agreement, and the total amount from both parties may in no case exceed 8% of the value of the property acquired by exchange, plus VAT.

If the value of the property acquired by exchange is EUR 33,000.00 or less, the principal is obliged to pay the broker a brokerage fee in the monetary amount of EUR 1,000.00 plus VAT.

The brokerage fee upon conclusion of a lease or tenancy agreement for a property amounts to one (1) monthly rent, plus VAT, and is agreed separately with the landlord and separately with the tenant, each on the basis of a separate written brokerage agreement concluded with the Broker.

The total brokerage fee charged to both parties together amounts to two (2) monthly rents, plus VAT.

For brokerage in a sale, purchase, lease or tenancy involving larger projects, a larger number of properties, investment transactions or commercial buildings, the brokerage fee is determined by a special written arrangement between the Broker and the Principal, taking into account the scope, complexity and value of the transaction. The total fee from both parties together may not exceed 4% of the value of the brokered transaction, plus VAT.

The brokerage fee is charged only to the person with whom the broker has concluded a brokerage agreement.
